Sun Belt cities are emerging as top destinations for house hunters looking to relocate, with Las Vegas and Florida metros leading the pack. According to Redfin's latest migration analysis, affordability and lifestyle are driving this trend, reshaping the U.S. housing market.
Las Vegas Tops the List
Las Vegas is the hottest destination for house hunters, ranking first among metro areas in the second quarter. Following closely are three Florida metros: North Port, Orlando, and Miami. This trend is part of a broader pattern, with nine of the top 10 migration destinations located in the Sun Belt. The exception is Spokane, Washington.
The appeal of these Sun Belt cities is multifaceted. While the sunny weather is a draw, affordability is the primary factor. For instance, the typical home price in Las Vegas is $447,000, significantly lower than in Los Angeles, a common origin for migrants moving to Sin City, where the typical home sells for $922,000.
Coastal Cities See Outflows
On the other side of the spectrum, Los Angeles, New York, and Seattle are experiencing the fastest outflows of house hunters. This exodus from expensive coastal cities is driven by the pursuit of more affordable housing options elsewhere. For example, many New York residents are looking to Philadelphia, where the typical home price is $309,000, compared to $832,000 in New York.
Florida's Dominance
At the state level, Florida is the most popular destination for relocating house hunters, attracting more searchers than Arizona, South Carolina, and Tennessee combined. Nevada, home to Las Vegas, rounds out the top five. Meanwhile, California is seeing a significant net outflow, nearly twice as large as New York's.
National Trends
Across the country, nearly one in five house hunters are considering a move to a different metro area, marking a slight increase from 18.1% the previous year. This trend underscores a rising tendency among house hunters to relocate for better affordability, supported by the continued preference for remote and hybrid work setups.
However, it's important to note that while a higher share of house hunters are considering relocation, the actual number of relocators may still be below pre-pandemic levels due to sluggish overall homebuying activity.
Redfin's analysis is based on users searching for homes outside their current metro area, with a focus on those viewing at least 20 properties in a destination metro during a one-month period. This data provides valuable insights into the direction and volume of migration interest across the country.
As the housing market continues to evolve, these trends highlight the ongoing shift towards affordability and the enduring appeal of Sun Belt cities for those seeking a change of scenery and a better value on their next home.
