A cluster of affordable, inland college towns is defying the broader slowdown in U.S. home prices, recording double-digit annual gains even as the national median rose by just 2% through May 2026, according to a new analysis by Redfin.

Who's Leading the Pack

Among the 50 largest college towns by student population, three markets stood out for price appreciation:

  • Morgantown, WV (West Virginia University): +12.9% year-over-year
  • Syracuse, NY (Syracuse University): +12.5% year-over-year
  • Tuscaloosa, AL (University of Alabama): +10.6% year-over-year

That pace is more than five times the national rate, a gap Redfin Senior Economist Yingqi Xu attributes to a combination of affordability and steady institutional demand. Buyers squeezed out of larger metropolitan areas are increasingly looking to university-anchored cities where prices remain accessible, while the university itself provides a consistent base of housing demand from students, faculty, and staff.

Expensive College Markets Are Cooling

The picture looks very different at the top of the price range. The three priciest college towns in the analysis are all experiencing year-over-year price declines:

  • Santa Barbara, CA: median sale price fell 9.4% to roughly $1.9 million
  • Boca Raton, FL: prices dropped 5.7% to a median of approximately $820,000
  • Flagstaff, AZ: median declined 3% to around $710,000

Xu noted that persistently elevated mortgage rates are weighing more heavily on higher-priced markets, where buyers face larger absolute payment increases and have less room to absorb affordability pressure.

The Most Affordable College Town Markets

For buyers seeking the lowest entry points, several Midwestern and Southern college towns offer median sale prices well below the national figure of $398,771:

  • Dayton, OH (Wright State University / University of Dayton): median $139,000
  • Syracuse, NY (Syracuse University): median $180,000
  • Mount Pleasant, MI (Central Michigan University): median $184,000

Redfin's analysis attributes the lower price levels in these regions to generally less expensive construction costs and greater availability of land compared with coastal markets. These conditions can make such towns appealing to first-time buyers, university employees, and investors targeting rental properties.

Where Competition Is Fiercest

Beyond price trends, some college towns are seeing intense bidding activity. East Lansing, MI led all markets with 56.6% of homes selling above the asking price, followed closely by Manchester, NH at 56.3% and Syracuse, NY at 55.3%.

Speed of sale also varied considerably. State College, PA recorded a median of just five days on market, with Manhattan, KS at 14 days and Ames, IA at 17 days rounding out the fastest-moving markets.

Methodology

Redfin's report is based on MLS transaction data covering the three months ending May 2026. To qualify as a college town, a city must have at least 10% of its population enrolled at an accredited four-year institution and must be situated at least 30 miles from a metro area with a population exceeding one million residents.
