Florida's condo and townhouse sector posted an 11% year-over-year increase in closed sales during July, extending a streak of consecutive annual gains to eleven months. What makes this month's data particularly notable is where the growth is coming from: across virtually every price tier rather than being concentrated at the affordable end.

Sales Growth by Price Segment

According to Florida Realtors, July's performance broke down as follows:

  • Below $500,000: Sales rose nearly 8% compared to July of the prior year.
  • $500,000 to $1 million: This segment — representing roughly 13.5% of all condo and townhouse closings — surged 24% year over year, rebounding sharply after a slight dip as recently as April.
  • $1 million and above: The luxury tier led all segments with a gain exceeding 31%.

The breadth of growth signals that demand is returning across the market rather than clustering at one price point.

Two Distinct Forces Driving Demand

Florida Realtors Chief Economist Dr. Brad O'Connor attributed the recovery to two separate dynamics operating simultaneously. At the lower end, condos and townhouses continue to offer a more accessible path to homeownership compared to single-family homes, sustaining demand among cost-sensitive buyers. Higher up the price ladder, stronger household finances among more affluent buyers are powering sales in the mid- and luxury tiers.

O'Connor noted that the condo sector faced a steeper climb back to health than other property types, given the weight of updated regulatory requirements, special assessments and rising building insurance costs that have reshaped the landscape for condo associations and owners in recent years. "As associations and owners have had more time to adapt to these changes, the market appears to be adjusting, as well," he said.

What This Means for Agents and Buyers

For real estate professionals active in Florida's condo market, the data complicates a straightforward affordability narrative. Buyers are re-entering at multiple price points, which suggests the adjustment period following post-Surfside regulatory reforms may be progressing. Associations that have worked through reserve funding requirements and insurance renewals appear to be regaining buyer confidence.

For prospective buyers, the widening recovery means more competition across segments — particularly in the half-million to one-million dollar range, which saw the sharpest reversal from earlier softness. Inventory levels and pricing trends in coming months will help clarify whether July's gains represent a durable shift or a seasonal surge.
