Florida's residential construction sector showed a significant rebound in August, with new-home permits rising 28% from July. This surge, concentrated in the Tampa and Southwest Florida regions, offers valuable insights into potential future housing inventory.

Regional Growth and Construction Values

The increase in permits, tracked by DeBary-based HBW, followed a volatile July that saw an 18% decline from June. August's total of 7,842 permits not only recovered July's losses but also exceeded June's figures by about 5%. These permits represent nearly $2.9 billion in construction value.

The five regions covered—Tampa, Southwest Florida, Orlando, Jacksonville, and Southeast Florida—exhibited varying patterns in permit counts and construction values.

  • Tampa: Recorded the highest permit count (2,170) and total construction value ($711.9 million), with Pasco and Polk counties leading the activity.
  • Southwest Florida: Posted 1,911 permits valued at $706.8 million, with Lee and Manatee counties contributing significantly.
  • Orlando: Saw 1,443 permits totaling $547.6 million, with Brevard and Lake counties driving most of the permits.
  • Jacksonville: Had 1,291 permits valued at $373.1 million, with Duval and St. Johns counties at the forefront.
  • Southeast Florida: Recorded 1,027 permits totaling $548.1 million, with St. Lucie and Palm Beach counties showing substantial activity.

Implications for Housing Supply

These figures provide an early indication of potential additions to housing supply. However, it's important to note that permits do not establish when homes will be completed or available to buyers. The data also highlights regional differences in construction values, which do not necessarily reflect home sale prices.

For real estate agents, these regional permit counts serve as a starting point for tracking where new construction could add choices for buyers or compete with existing listings. However, permit counts alone do not show buyer demand, sales activity, or the price ranges of homes that will ultimately reach the market.

Caution Against Broad Conclusions

HBW cautioned against drawing broad conclusions from a single month's data. “Monthly permit data is a snapshot; it is useful, detailed, and revealing, but never the full story,” the report stated.

As Florida's housing market continues to evolve, these permit trends offer a glimpse into where future growth and development may occur, but they should be considered within the broader context of market dynamics.
