Late-Year Homebuying Deals: Where and When to Find Bargains

A new analysis reveals the best times and places for homebuyers to secure discounts this holiday season.

While spring and early summer are typically the peak seasons for house hunting, strategic buyers can find significant bargains during the holiday season in specific U.S. metro areas. A recent analysis by Redfin and Home Economics highlights that early November and mid-December offer the best opportunities for house hunters to score deals in select cities.

Best Times and Places for Deals

Early November is the optimal time for homebuyers to find bargains in Milwaukee, Riverside, California, and Tampa, Florida. In contrast, Detroit and three Florida metros—Fort Lauderdale, Miami, and West Palm Beach—see the best deals arriving in mid-December.

The analysis identifies these timeframes by examining when discounts off a home’s original asking price typically peak. Nationwide, discounts tend to peak in early fall but plateau or shrink as winter approaches. However, in these seven metros, peak discounts arrive later due to unique local factors.

Why These Times and Places?

Homebuying activity tends to slow as the holidays approach, reducing the number of potential buyers and giving those who remain more negotiating power. Additionally, some late-year listings have been on the market for months, motivating sellers to strike a deal before the year ends.

In Florida, the best deals typically arrive in November or December due to weather patterns. South Florida's primary influx of buyers—retirees and seasonal residents—usually comes after the new year, opening a chance for local buyers to negotiate on properties that have been available since summer.

Hurricane season, which extends into early fall, also deters some house hunters, leaving homes that have been on the market ready for price cuts once it concludes. Moreover, Florida's abundance of luxury homes often leads to sales below the asking price, particularly late in the year.

In Milwaukee and Detroit, the situation differs. These northern cities have a relatively brief selling season, with cold weather limiting the time for viewing and closing on homes. This delays the typical seasonal slowdown until November in Milwaukee and December in Detroit, later than in most areas.

Seasonal Advantage and Market Conditions

The November and December discount periods in these metros are a consistent annual pattern. However, the seasonal advantage might be especially beneficial to buyers this year, as the U.S. housing market already favors buyers, with more sellers than buyers in numerous regions.

For instance, Miami stands out as one of the most buyer-friendly markets in the country, with sellers outnumbering buyers by more than two to one. Similarly, Tampa, West Palm Beach, Fort Lauderdale, Riverside, and Detroit are also buyer's markets. Milwaukee, however, is one of just five seller's markets in the nation, so buyers there should pay close attention to seasonal trends.

Balancing Price and Selection

The optimal time to purchase a home involves more than just the week when buyers are most likely to get a discount. Buyers must weigh the trade-off between the variety of homes available and potential savings. New listings typically peak several months before the best deals emerge, so those who wait until November or December might have fewer options.

Yet, buyers who focus on getting the best price and can be flexible with their timing might find sellers more willing to negotiate. In the end, buyers should consider price, selection, and their personal situation.

The analysis examines the seasonal indexes for three key metrics: new listings, fresh inventory, and the average discount. To pinpoint the best deals, the analysis applies a smoothed curve to the average discount seasonal index for each region to filter out week-to-week fluctuations.
