Florida's housing market continued its upward trajectory in June, marking 10 consecutive months of year-over-year sales growth. Both single-family homes and condos and townhouses posted gains in closed sales, pending sales, and median prices, according to data released by Florida Realtors.
Base-Effect Boost, but Momentum Is Real
Florida Realtors researchers were careful to note that June 2025 represented an unusually soft sales period, which amplified the size of this year's percentage increases. Even so, the underlying trend is meaningful: sales volume through mid-2026 is running ahead of last year's pace and is now more closely aligned with 2023 levels.
Jennifer Warner, Florida Realtors' director of economic development and commercial research, pointed out that buyers have continued to transact even with mortgage rates hovering around 6.5%, and that June 2026 activity came in nearly on par with June 2023.

Second-Quarter Performance
The second quarter reinforced the monthly picture. Single-family closed sales reached 75,080 for the quarter, a 4.1% gain compared with Q2 2025, while condo and townhouse sales totaled 27,101, up 9% over the same period. The single-family median rose 2.4% to $425,000 for the quarter, whereas the condo and townhouse median held steady at $310,000. Inventory levels remained unchanged at 4.5 months for single-family properties and 8.1 months for condos and townhouses.
Market Conditions Still Vary Widely
Chuck Bonfiglio Jr., 2026 Florida Realtors President and broker-owner of AAA Realty Group in Plantation, noted that results differ considerably depending on location, price tier, and property type. He encouraged sellers to price strategically and prepare homes carefully, while advising buyers to evaluate their options and take advantage of available negotiating room — particularly in the condo and townhouse segment, where elevated inventory gives purchasers more leverage.
Outlook for the Second Half
With sales pacing ahead of last year and inventory levels offering buyers reasonable selection, Florida's market appears positioned for continued, if measured, activity through the remainder of 2026. The condo segment's larger inventory overhang — reflecting ongoing reassessment of that market following recent regulatory and insurance cost pressures — remains a factor to watch as the year progresses.
