The 2026 Best Time to Buy Report highlights that late fall could offer more inventory, reduced competition, and lower asking prices, providing a significant edge for buyers in Jacksonville, Orlando, Miami, and Tampa.
Optimal Buying Windows
The analysis identifies specific weeks when buying conditions are most favorable. In Jacksonville and Orlando, the best window is Oct. 25–31. Meanwhile, Miami and Tampa buyers should look to Nov. 29–Dec. 5, which is the latest optimal window among the country's 50 largest metropolitan areas.
Market-Specific Insights
Each of Florida's four largest metros presents unique advantages during these periods:
- Jacksonville: Buyers can expect median asking prices 7.1% below seasonal peaks, 13.8% more active listings, and 40.6% less competition. Homes typically stay on the market 18 days longer.
- Orlando: Active listings are 12.3% higher than average, competition is 38% lower, and prices are 3.8% below seasonal highs. Homes remain available about 15 additional days.
- Tampa: Buyer competition drops 43.4% below peak levels, active listings are 12.7% above average, and prices are 4.9% below seasonal highs. Homes stay on the market 19 days longer.
- Miami: Active listings increase by 7%, competition drops 35.4%, and prices are 3.7% below peak levels. Homes remain on the market about 14 days longer.

Nationally, the best week to buy is identified as Sept. 27–Oct. 3. During this period, active inventory is historically 13.3% above average, buyer competition is 30.1% below its annual peak, and homes remain on the market approximately 13 days longer than during the year's fastest-moving period.
