Florida's new-home markets are increasingly drawing the attention of out-of-state buyers, with five metro areas ranking among the top six nationally for out-of-area listing views. This trend underscores the growing appeal of Florida's new-construction housing markets to buyers looking beyond their local areas.
The Lakeland-Winter Haven metro area topped the national rankings during the second quarter of 2026, with a remarkable 83.1% of its new-construction listing views coming from shoppers outside the metro, according to a Realtor.com report. This was followed closely by Cape Coral-Fort Myers at 82.4%, Port St. Lucie at 80.9%, and North Port-Bradenton-Sarasota at 80.5%. The Deltona-Daytona Beach-Ormond Beach metro area also made the top six, ranking sixth nationally at 78.5%.

Florida's new-home markets offer a diverse range of prices, catering to a wide spectrum of buyers. The median new-construction listing price varied significantly across the state, with Lakeland-Winter Haven at $315,821 and Deltona-Daytona Beach-Ormond Beach at $357,846. Prices were higher in Cape Coral-Fort Myers ($496,102), North Port-Bradenton-Sarasota ($470,166), and Port St. Lucie ($459,176).
The Miami-Fort Lauderdale-West Palm Beach metro area generated more outside listing views for all five Florida metros than any other. Orlando and Tampa also sparked considerable interest, while New York was among the top three sources for several Florida metros, including Cape Coral-Fort Myers, Port St. Lucie, North Port-Bradenton-Sarasota, and Deltona-Daytona Beach-Ormond Beach.

Across the United States, 67.2% of new-construction listing views originated from shoppers in another metro area, compared to 65.4% for existing homes. This indicates that new-construction homes are increasingly attracting buyers willing to explore beyond their current metro areas.
Builders have also been more active in adjusting prices, with 20% of new-construction listings receiving a price reduction during the second quarter of 2026. This is higher than the 18.6% of existing-home listings that saw price reductions, indicating a more dynamic pricing strategy among builders.

Throughout the country, the median listing price for a newly built home was $450,256, showing a slight decrease of 0.1% from the previous year. Meanwhile, the median existing-home listing price dropped 2% to $408,317, increasing the new-construction price premium from 8.2% to 10.3%.
